Advice for your property plans.
Whether you are purchasing a rental property or reviewing an existing mortgage, DFM considers the property, rental income, ownership structure and your wider borrowing circumstances.
How DFM helps
We assess the lending options available to us for your circumstances and explain the recommendation and costs. We support the application and help you prepare the information the lender needs.
What we consider with you
- Purchases and reviews for personally owned and limited-company properties.
- The proposed rent, deposit, mortgage balance and existing property commitments.
- Rates, fees, repayment arrangements and the financial impact of rental gaps.
Important considerations
Personal and company ownership have different tax, borrowing and administration implications. Ask an accountant to assess the tax position; DFM’s mortgage advice does not replace tax advice. Most buy-to-let mortgages are not regulated by the FCA; the position depends on the arrangement.
We advise on a range of lenders available to us. We cannot access every lender or product; some lenders do not accept business from single-adviser firms.
Your questions
Do you advise on limited-company buy-to-let?
Yes. DFM advises on buy-to-let borrowing in personal names and through limited companies. The borrowing structure and lender requirements need individual review.
Should I buy personally or through a company?
That choice has tax, legal and borrowing implications. Obtain appropriate tax and legal advice alongside the mortgage advice before committing.
