Your first home. A clear starting point.
Your first mortgage comes with unfamiliar decisions. DFM helps you understand what you can commit to, how the process works and the differences between suitable options, so you can make an informed choice.
How DFM helps
David explains the mortgage choices and recommendation in plain language. Elaine supports the practical administration of your case, including documents and progress. You can ask questions throughout the process.
What we consider with you
- Identify your deposit, its source and money needed for other purchase costs.
- Gather income records and details of credit commitments.
- Think about a comfortable monthly budget as well as the property price.
Important considerations
The lender decides whether to offer a mortgage after assessing you and the property. A calculator or decision in principle does not guarantee approval.
We advise on a range of lenders available to us. We cannot access every lender or product; some lenders do not accept business from single-adviser firms.
Your questions
What should I have ready?
Start with an outline of your income, spending, deposit and any debts. Our first-home checklist helps you prepare; the documents required depend on your circumstances and the lender.
Will you explain the costs?
We explain our own charges and the mortgage costs relevant to our recommendation. You will also need to budget for the other costs of buying, including legal work and any applicable property taxes.
